WHAT IS PROPERTY MANAGEMENT?

PROPERTY MANAGER VS. REAL ESTATE AGENT? WHAT’S THE DIFFERENCE?

A Real Estate agent is responsible for the sourcing, purchasing and settlement of a property. They are the beginning of your real estate investment. 

A Property Manager is the middle and end of your real estate investment. They are responsible for the in-between tenancies and ongoing management. The relationship between investor and property manager is generally much longer, so it’s important that you select the right organization for you.

Thankfully, our team does both!

What types of properties do you manage?

We manage residential properties. A majority of our portfolio are condos, yet we also manage houses, townhouses and other residential property types.


WHAT HAPPENS WITH MAINTENANCE OR IN AN EMERGENCY?

Tenants are instructed to contact us directly for maintenance, repairs and emergency. They can easily submit requests via our online portal, or by email or phone. 

 We will only inform you of any major issues that require your attention. 


What kind of maintenance should I expect to perform?

In between tenants, you should expect to have some cleaning and repairs expenses for any outstanding issues. We also recommend repainting the unit every ~5 or so years.

Additionally, anything that requires fixing that can be considered wear & tear and not caused by the tenant's negligence is the landlord's responsibility.


DO YOU INSPECT THE UNIT?

We care for your property as if it were our own. We complete a full inspection on move-in and move-out. We can even perform periodic inspections or even retrieve mail, per the owners request.


HOW MUCH DO PROPERTY MANAGERS CHARGE IN ONTARIO?

Generally, property management companies in Toronto set up their fees in two different ways:

 Flat Fee: certain companies charge a flat rate, based on the type of property (condo vs. home).  

 Percentage of rent: most companies charge a percentage of the rental income. In the GTA, the large size firms charge between 8% - 15% of rental income + HST. 

Remain cautious as some companies have additional charges such as vacant unit, eviction and tenant replacement charges.

HOW DO I RECEIVE MY RENTAL PAYMENTS? 

We forward the income to our clients through direct deposit. We retrieve and deposit the tenants’ rent, deposits + other funds into the owner’s account shortly after collection. Forget going to bank to deposit post-dated cheques. We keep it much more simple!
