How Do I Pay Rent?

Our tenants pay rent through our online system. You can set-up automatic withdrawal or pay manually every month. It’s secure and in your hands.


WHAT DO I DO WHEN I HAVE A MAINTENANCE ISSUE?

Reach out to us! We have a suite of contractors, such as plumbers, electricians, etc.,  on call and we will arrange these with your schedule in mind. Get started by filling out a maintenance request form on our portal.


Who is responsible for the cost of the repairs?

Tenants are expected to maintain the property in good condition. Minor upkeep such as replacing light bulbs is at a tenant’s own expense. For fixtures and appliances, tenants pay the first $50 for the cost of each repair.

If the repair is caused by the tenant’s (or their guest’s) negligence or damage, they will be responsible for the full of cost the repair. Damages or plumbing stoppages caused by their negligence or misuse will be also paid by them. Please consult the lease agreement for further conditions.


MY LEASE IS ABOUT TO EXPIRE. HOW DO I PROCEED?

Once your first year lease term is completed, your lease will automatically roll over into a month to month format. Should you want a bit more security, you can certainly renegotiate another lease agreement, and we would be thrilled to help you with this. 

If you decide to end your lease, be advised that you you must provide at least 60 days written notice.


I want to move out but my roommate wants to stay. What do we do?

1) At least 60 days notice must be provided.

2) If the roommate is qualified to continue the lease on their own, they must get approval from the landlord. The vacating roommate’s name will then be removed from the lease and new agreement will be drafted.

3) If the roommate cannot sustain the lease on their own, then a replacement tenant will be needed. Prospective tenants must be approved by the landlord.

HOW DO I VACATE MY UNIT?

It’s unfortunate to see you go. We understand change is inevitable.

You must provide us at least 60 days written notice using the N9 form.

Once we receive the completed form, showings for the unit may commence shortly after. We will provide you 24 hours notice prior to showings. We ask that you maintain a clean and orderly home, as it will be viewed by potential tenants.
