2023 Rent Increase Guidelines for Ontario

Each year, Ontario sets an annual guideline for the maximum amount a landlord is able to increase a tenant’s rent by without the approval from the Ontario Landlord and Tenant Board.

For 2023, Ontario announced that the guideline would be 2.5%. This is just over double the guideline set for the prior year, 2022 (1.2%), and the highest guideline amount since 2013. This will be applicable to tenants covered under the Ontario Residential Tenancy Act who have been leasing for at least 12 months and live in a building or home that was constructed before November 15, 2018.

If you are renting a building or home that was constructed after November 2018, there is no legal limit on how much your landlord may increase your rent. Typically, though, landlords in this scenario will only increase rent to align more with current market rates.

In both instances, though, the landlord must notify you at least 90 days prior to your rental increase, and they may only increase rent once per twelve months.
