When is the Best Time to Move?
Figuring out when to time your move can be difficult. Whether it be personal factors, the rental market, or even the weather—there’s a many factors at play when trying to find a new apartment. For an overview of the best (and worst!) times for you to move, keep reading.
Spring
For Toronto and many other large cities, there’s bound to be a large student population who have a substantial effect on the rental market. For the best prices and availability, look for apartments toward the end of the winter semester, i.e. March, April, and May. Many students will be leaving their rental units to head back home for the summer, leaving a large supply of vacant units. With fewer people looking to move in early Spring, the prices will also be less competitive. This is when the colder weather will begin to clear as well, aiding toward an easier moving process.
Fall
Similar to spring, mid to late fall is another great time to move. After the summer rush, vacancies won’t be as high, but the prices will be more optimal. Fall also grants mild weather, which is perfect for planning your move before winter weather arrives.
Summer
It’s no secret most moves occur between June and September. With the sunshine lifting your spirits, it may seem like a great time to move. During this time, you’ll find a large supply of available apartments, but the prices will be competitive. You’ll need to act fast to find a great apartment during this time. It’s a particularly hectic time for moving, as everyone is rushing to secure a new place, whether it be due to the warm weather or students finding a new place for the beginning of fall semester. Try to avoid the rush by securing a new place earlier in the summer or late spring.
Winter
The least amount of people plan their moves in the winter, and for good reason. While prices may be lower, so will the supply during this time of year. Very few people will brace winter weather, especially in Canada, to move into a new apartment. If you’re able to find a great place in the winter though, you’re probably getting a good deal.
What’s best for you?
It all comes down the personal choice in the end. If you’re looking to save money, fall and winter will be your best options. However, if you prefer a larger variety of options, Spring and Summer will give you plenty of choices. In general, always try to begin your search a few months ahead of time to be confident in your choice.
