How much do property managers charge in Toronto?

Generally, property management companies set up their fees in two different ways:


#1 Flat Fee

Certain companies charge a flat rate, based on the type of rental property.

Example: all condo units are $100/month, detached homes are $200/month. Specifically in Toronto, we’ve seen anywhere between $100 - $160 a month.

#2 Percentage of Rent

Most often, companies charge a percentage of the rental income. In the Greater Toronto Area, the large size firms charge between 8% - 15% of rental income + HST.

Example: your rental income is $1000 / month. A property management firm that charges 15% would take $150 plus $19.50 in taxes for a total of $169.50.
