What does full service property management mean?

To keep it simple, it's handling all the responsibilities that go along with managing an investment property. From start to finish, it's cared for without much of the owner's effort. This would include the rent collection, maintenance / repairs and the tenant's onboarding and eventual departure.

We pride ourselves on our full service management. We market the property, select the right tenant(s), arrange the move-in, collect the rent and continuously monitor the investment. We keep things hassle-free for the hands-off owner.

What would partial property management look like?

There are a few owners who like to be more hands-on with the management of their property. Some prefer to handle maintenance requests on their own (as they are an electrician themselves, for example) and they employ an firm to deal with tenant communication and rent.

More often, we see partial property management as a tiered pricing structure in the industry. More specifically, some companies offer full service once you upgrade to their premium pricing package. In the meantime, expect only partial property management.

The services they offer will be more narrow in scope. Items that we've seen trimmed:

no property inspections

no financial reporting

no key exchanges, etc.

We have even seen surcharges on invoices until you've upgraded to full service package.

Different owners have different needs. At Clavis, we are a full service property management firm. When you work with us, we are committed to you 100%. No tiered pricing scheme - it’s all included.
